10483 Main Street

Rental housing on Main Street in the heart of the village.

← About the village of North Collins

Why this site, why now

Main Street in the Village of North Collins is the civic and commercial heart of a village of just over a thousand residents. The corner lot at 10483 was once home to a multi-family residence; it has sat vacant for years. The lot was donated to RAHC in 2023 by a property owner who wanted to see the site put to community use.

Rural Southern Erie County has been quietly shifting toward renters. In the Village of North Collins, renter-occupied homes now make up nearly half of all housing. Median rents are low — the village still reads as a community where someone working a forty-hour week should be able to afford to live — but new rental supply has not kept pace.

As RAHC's first development, 10483 answers a specific local need: high-quality rental homes for working households in the heart of the village.

Design and site

The project will be new construction at a traditional Main Street scale — two stories plus basement, traditional materials, on-site parking located behind the building rather than in front. The design is intended to fit the existing fabric of Main Street rather than overwhelm it.

The architect for the project is part of the local Western New York design community. The site plan provides one on-site parking space per residence on a rear lot, accessed from an existing curb cut.

Every home is being designed to meet Zero Energy Ready Home standards — all-electric, highly energy-efficient, and solar-ready — a sustainable, high-quality build that will be among the first of its kind in the community.

Who this serves

Households earning at or below half of area median income — about $50,500 a year for a family of four in Erie County. The homes are designed for working families and individuals in North Collins and the surrounding rural communities.

Local economic impact

Once occupied, the households living here spend locally — at North Collins's Main Street merchants, and with the nearby service providers families use week to week. New rental housing keeps that spending in the village instead of losing it to larger towns.

Community partnership

RAHC has worked closely with the Village of North Collins, the Town of North Collins, the Greater North Collins Chamber of Commerce, and county and regional partners throughout the project's development. The Erie County Department of Environment and Planning has been a key supporter of this work. We presented at the Village Board's public hearing in early 2026 and have continued to engage with local officials, business owners, and residents as the project moves through approvals.
