What We Do

Listen, build, and partner — across rural Southern Erie County.

We are a rural housing developer. We build and preserve rural housing across Southern Erie County — new construction, adaptive reuse, and the rehabilitation of existing homes, wherever it helps meet local need. We work with municipalities, faith and service partners, and our parent organization to make sure each project fits the community it sits in.

Our work has three parts.

Listen

Before we build, we listen. The Masonic Lodge listening campaign in North Collins is our first formal community conversation about what a building should become. We share back what we learn. We bring options shaped by the conversation, not pre-decided plans.

Build

We develop and preserve rental housing in the rural communities we serve. New construction where it fits. Adaptive reuse and rehabilitation of existing buildings and homes where it makes sense — including acquiring naturally-occurring affordable housing to keep it affordable. The throughline is housing that's locally rooted and built to last.

Partner

We work closely with municipalities, chambers of commerce, faith networks, county departments, healthcare providers, and our parent organization. Our parent, The Rural Outreach Center, has worked in this region for over a decade — and those relationships are part of what lets us build with communities, not just in them.

Where we work

Southern Erie County is our priority footprint today.

Rural villages and towns including North Collins, Collins, Eden, Boston, Concord, Springville, Sardinia, Holland, Wales, Colden, Brant, Evans, Elma, Marilla, and the East Aurora area where our parent organization is based.

Surrounding counties — Chautauqua, Cattaraugus, Allegany, and Wyoming — are future priority areas. We expect to expand into communities where partnerships, site control, and capacity align.

Southern Erie County is our priority footprint today; the northern towns of the four surrounding counties are where we expect to grow next. Pan and zoom to explore.

Who we serve

Workforce households.

The school bus driver, the diner waitress, the nursing aide, the teacher, the small-business clerk, the trades apprentice. Most of our work serves households earning at or below half of area median income — about $50,500 a year for a family of four in Erie County. We are also open to serving seniors and others who need a stable place to call home.

Housing should not be the reason someone has to leave the place they're from.
